Our Facility and Surroundings.
NEVCAR is planning to build an electric vehicle assembly plant and/or distribution center in Sutherlin, Oregon by 2009. It will be situated on 504 acres of residential, industrial and commercial real estate located in Sutherlin, Oregon. (shown at left)
The property is currently subdivided into 17 acres of prime Commercial land, 200 acres of "industrial certified site ready" property, 113 acres of residential holding, 96 acres of farm-enterprise and 76 acres of farm forest zoning.
NEVCAR has begun liquidating surplus lots of real estate surrounding its planned vehicle plant in order to obtain operational capital. Investors should note that the property has the potential for 840 home sites, 17 commercial pads and 16 industrial pads ready for development.
The property can be negotiated with ten years of state income tax relief for qualified manufacturers. This Enterprise Zone Credit allows corporations substantial tax advantages, lower overhead and a lower cost labor force than other existing manufacturers in the area.
